I already did a lot of the research here and created some Comps on Condo Buildings and Land Sold in the last year, Condos for Sale in Irving Park. I created comps for Avondale too, but that market is already saturated with new developments and the prices are already way higher there. Irving Park is going to be the next big thing as you already are seeing movements of new construction entering this area. I also created several case studies of buildings to compare. The idea that I like the most however, is the property at 3637 North Spaulding Avenue, that has 25 units, and it is only 5 minutes away by car from this property, and the lot is shaped very similar to this current spot. That property has parking on the first floor, so I would like to build 5 stories here and incorporate that idea here.
